Strip/Wax vs. Scrub/Polish. You may receive a lower price from a cleaning contractor, but is he actually going to strip the floor or scrub it?
There a big difference. Stripping VCT tile requires that you use a corrosive chemical that strips the wax from the floor surface to the bare floor. Subsequently you then apply 2-3 coats of wax to the surface. In some cases a sealer can be applied but not recommended. (when it comes to the next strip job it can be very hard and costly to remove).
When scrubbing, you remove only the top 1-2 coats of wax from the floor and apply 1-2 coats of floor finish or wax to the floor. Stripping and waxing usually takes at least twice as much time as scrubbing and re-coating, so when you receive a much lower price make sure to find out if this price is for stripping and waxing or just scrubbing and re-coating.
A lot of customers and service providers ask, “What are the average prices for floor stripping and waxing services?” Nationally prices average between 30 to 60 cents per sq.ft. The following additional factors need to be included in the estimate. We always take into consideration that every project is different and that every client is special:
Size of the job. Usually, the bigger the job, the smaller is the price per sq. ft.
If you need a cleaning company to strip and wax the floors in a large building, you can expect lower prices per sq. ft. However, if you are looking to strip and wax relatively small area, the prices are usually higher. Also cleaning companies have minimum prices which are in the range of $ 150 – $ 200. So even if you need to have a floor cleaned only in one small restroom, you may be charged a minimum of $150 – $200 for this service.

When used correctly floor wax and floor finish will add safety, shine and longevity to the floor making it a great investment for facility maintenance. Is there a difference between floor wax and floor finish? The natural durability of carnauba wax makes it ideal for protecting high traffic areas on floors with little maintenance. Floor wax is the more traditional product and still used by many cleaning professionals, however the synthetic products are claiming a large part of the market.
Cleaning as often as you can will help minimize the dirt and dust on your floors that can act like sandpaper and wear your floor and depreciate its value. SuperClean recommends cleaning and polishing at regular intervals to maintain the floor quality. We use a line of specially-formulated polishes that can be used multiple times per year. Frequency of use depends entirely on the amount of traffic your floor sees, but typical homeowner floor maintenance is every twelve to eighteen months and commercial as frequent as every thirty days to six months.
Like regular vehicle maintenance, the idea of a regular maintenance cleaning program is to invest a little to keep your carpet in good shape so you can avoid big, costly restorative cleanings down the road. Regular maintenance will also keep your carpets looking cleaner for longer and maintain its value. A regular maintenance program where your carpet is professionally cleaned at regular intervals based on age, type of material, color fading and light exposure.
Considering all these factors, commercial carpet typically needs to be cleaned anywhere from every month to every 18 months. Heavy traffic areas will require more frequent cleaning and a six month schedule would be a good start point or as frequent as quarterly.
